Keeping up with these types of basic maintenance on an annual basis can surely help to keep your home functional year round.

Perform a Comprehensive Water Heater Check-Up

You probably turned up the temperature on your water heater when the weather got cold during this last winter. As a basic rule, all of us at Benicia Plumbing recommend that keeping your home’s water heater should be set to 120 degrees. Turning your water heater up more than the suggested setting can often result in scalding someone in your home and could also cut back the overall service life of your water heater.

While you’re turning down the temperature, make sure to check your water heater for signs of things like corrosion and leaks, and look for puddles, rust and/or soot around the control panel. If you see any signs of distress, contact Benicia Plumbing immediately so that we can assess the situation and devise a plan for you. 

Don’t forget that most water heaters are likely to last 10-12 years max. If your water heater is an older unit, you might want to consider having your heater tuned up annually by Benicia Plumbing.

Check Under Your Sinks and Supply Hoses

Take a long look under your sinks and check the supply hoses that run to your dishwasher, clothes washer and/or other water-using appliances. Be looking for things such as moisture, puddles, rust, corrosion and/or other warning signs of a leak.

Test Your Toilets for Leaks

Test your toilet for leaks by pouring food coloring into the tank of your toilet. If the water in the bowl turns the same color of the food dye within 30 minutes, this is a clear sign that your toilet has a leak.
